How to use the Home Loan Eligibility Calculator

  1. Enter your take-home monthly income (add a co-applicant's income to see a joint loan).
  2. Enter all EMIs you already pay.
  3. Enter the FOIR limit, interest rate and tenure.

Formula used

Max EMI = Net income × FOIR − Existing EMIs

Loan = EMI × [(1 + i)n − 1] ÷ [i × (1 + i)n], i = monthly rate, n = months.

What is FOIR?▾
Fixed obligation to income ratio — the share of your monthly income that can go to all EMIs combined. Most lenders cap it at 40–60%.
How can I increase my loan eligibility?▾
Add a co-applicant, choose a longer tenure, close small loans and credit-card dues, and keep a credit score above 750.
How much of the property price will the bank fund?▾
RBI caps the loan-to-value ratio at 90% for loans up to ₹30 lakh, 80% for ₹30–75 lakh and 75% above ₹75 lakh.
